ÆSSEA - THREE QUESTIONS TO XAVIER THOMAS.
Xavier Thomas, founder of the Æssea brand, invites us to discover an original lifestyle, mixing innovation and tradition, in the Côte Pavée district in Toulouse.
– How was the idea and the Æssea project born?
When we began to imagine the future of this plot, remarkable for its size, its location, its trees and its own family history, we very quickly posed the framework for the project through two questions.
First, how can we install the plot in the technological and eco-responsible 21st century while retaining its charm, its soul, its trees?
Then how can we recreate (without any nostalgia) the relatively classic, traditional and respectful family lifestyle that we had known, and how can we adapt it to all the technological innovations in housing?
– What values did you want to convey in this project?
We wanted to create a living environment conducive to fulfillment and a certain family serenity.
We also wanted the layout of the houses, isolated and invisible from the street, to be open. Thus, the Æssea houses together have the paved access road which creates shared circulation and a “village square” atmosphere. I think Æssea houses are both “independent and together”.
The houses respect their natural environment and offer a reasonable energy consumption method. It’s about respecting others, nature and simple family values.
– How are Æssea houses different?
Æssea houses are the result of a joint reflection integrating several factors such as the configuration of the land, our desire in terms of open and respectful family lifestyles, and our taste for technologies in terms of housing.
This is why Æssea houses have an architecture that is both open and refocused. The large glass openings create a bright, transparent, open atmosphere. At the same time, the exterior design of each house favors convergence around a remarkable tree, a shaded terrace, a vegetable garden and a swimming pool.
Openness towards the outside, towards others, and a peaceful oasis within, this is perhaps what sets Æssea houses apart…

Æssea invites you to discover the permaculture vegetable garden.
The Æssea houses all have a small vegetable garden. Return to simple and essential values: the garden allows adults and children alike to stay in contact with nature. What better dessert than freshly picked strawberries? Fruits and vegetables that you grow yourself are always tastier…
And why not consider permaculture?
Permaculture is a sustainable and holistic approach. It finds a very interesting expression in personal soup. Growing a permaculture vegetable garden goes well beyond simple food production. It is a practice that mimics natural patterns and processes to create a harmonious, self-sustaining ecosystem. Adults find it a true mode of expression and children find it an exciting game that opens them to knowledge of nature.
At the heart of the permaculture vegetable garden is the fundamental principle of careful observation of nature. Permaculturists, even amateurs, study how plants interact, how insects contribute to pollination, and how soil develops its natural fertility. This in-depth understanding guides every decision, every intervention in the vegetable garden.
The principles of permaculture are manifested in the intelligent design of growing spaces. Fruit trees, vegetables, herbs and flowers coexist synergistically. Plant associations are carefully planned to create beneficial ecosystems, where some plants protect others from pests, improve the soil, or provide mutual shade.
Permaculture also encourages the efficient use of resources. Rainwater harvesting systems for irrigation are designed to maximize water use. Organic waste is also transformed into compost, thus supplying the soil with essential nutrients by creating a virtuous circle of regeneration.
Biodiversity is at the heart of permaculture, favoring the presence of a multitude of plants, animals and insects. Beneficial insects, such as bees and ladybugs, are encouraged to take up residence, helping with pollination and natural pest control. Hedges and flower borders attract beneficials, creating a dynamic balance in the vegetable garden ecosystem.
Permaculture is not just a cultivation method, it is a way of life. It invites gardeners (experienced, amateur or budding) to rethink their relationship with nature, to actively engage in the creation of a sustainable and resilient environment.

Æssea is also a story of trees…
In 1912, when it was acquired by the Thomas family, the park occupied by Æssea at the Côte Pavée in Toulouse just above the Canal du Midi was planted with fruit trees and was named “le Verger”. Today, if the variety of trees has been protected over the generations, it is the large cedars that reign supreme over the place.
The preservation of the park’s trees has always been at the heart of the Æssea project, from the outset. For us, it was a matter of carefully preserving the charm and the natural and peaceful dimension of this project.
From the start, we called on a forestry expertise firm approved by the National Council for Agricultural and Forestry Land Expertise (CNEFAF). The experts wrote a comprehensive report on the state of the park’s vegetation and soil. First, they drew up an exhaustive inventory of all the trees, detailing their state of health in extreme detail. Secondly, they listed all the precautions to be taken during the preparation and progress of the house construction site. Their recommendation is very precise to ensure the total preservation of the tree root tissue.
This expert report constituted a basis for reflection for the development of our Æssea project. The constraints he set for us guided all our choices. We therefore asked our architect to respect a major constraint: build houses around trees… Regarding energy production, we naturally oriented ourselves towards solar energy rather than geothermal energy so as not to harm roots. trees in the soil.
Upon arrival, we could almost say that it is the trees of the park which, in a certain way, outlined the Æssea project…

Æssea: Focus on Aera.
Very close to the center of Toulouse, on the left bank of the Canal du Midi, on the Côte Pavée side, Aéra is a bright and slender architect-designed house. It stands at the end of a magnificent private park. On a plot of 680 m2, it distributes its surface area of more than 200 m2 over two levels. With its floor perpendicular to the ground floor, Aéra is an airy and bright construction. This particular geometry protects its privacy like a cabin nestled in the trees.
Aéra is equipped with the most current intelligent technologies in terms of energy production and simple living. Its brick walls open with large bay windows protected from the sun by wooden shutters upstairs.
Inside, the volume of the rooms tames the light and inspires a family lifestyle, one of softness and calm. Outside, Aéra has carports, a large wooden terrace with swimming pool and pool house, green spaces and a small vegetable garden set up for permaculture.
Aéra totally exudes the Æssea spirit…

Æssea - 3 questions to Jean-Philippe Thomas…
Beyond smart homes which prefigure the habitat of tomorrow in many areas, Jean-Philippe Thomas, one of the founders of the Æssea brand, gives us his vision for the Côte Pavée project in Toulouse.
– What prompted you to embark on the Æssea project?
– Transmit a way of living in Toulouse while giving meaning to family life as I experienced it: in a pleasant area close to the center, in a green space which brought me pleasure and serenity.
– What are the values inherent in this Æssea project?
– Aside from any superfluous artifice, the homes are spacious, open to the environment and allow you to enjoy the outdoors. The houses offer plenty of space for family gatherings. Light enters the interior of the rooms through large bay windows. The integration of housing within a wooded and respected natural space brings comfort, pleasure and harmony.
The installation of photovoltaic panels is the autonomy solution aimed at partially addressing energy consumption concerns. Insulation as well as the installation of triple-glazed exterior joinery make it possible to meet current standards while ensuring maximum thermal comfort.
– How did you choose your partners on the Æssea project?
– The partners were chosen for this sharing of values which are respect for the environment, construction materials, sobriety and elegance of homes.
The architectural project faithfully traced these values which we find on the facades and the bright interiors of the houses. The companies consulted included the materials corresponding to the work descriptions in their proposal.
Specialized design offices analyzed the soils with a view to finding solutions to the conservation of root tissue so as not to damage trees and shrubs during the installation of houses.

A limited edition artistic screen print for Æssea…
To define the visual universe of its brand, Æssea asked artist-designer Phil Do to paint an original painting. The theme of this abstract and minimalist work is Æssea products. the simple and colorful figures evoke bright and airy houses, built on wooded plots, intended to accommodate families who are looking for a lifestyle that is both authentic and forward-looking.
The work, 60 x 80 cm in size, pressed in screen printing with a limited edition (30 copies only) and will be offered as a priority to the first buyers of the houses.
It is also this table which served as the basis for the design of the brand’s logo and which inspires the graphics of its communication.
